K 지역본부
OO본부 청사는 OO공단의 지역 본부로, 중부지역 사무소를 총괄하고 권역단위사업을 전담하기 위해 설립됩니다. 지역 거점으로 본사와 개별 사무소의 중간 매개처라는 정체성과 도심의 계획 부지에 위치하는 맥락을 고려하였을 때, 시설은 기능 중심의 도시형 업무시설의 형태를 갖는 것이 적합하다고 판단하였습니다.
건물은 조망이 열리는 남서측에 자리 잡고, 정북일조권 제한 내에서 대지를 최대한 효율적으로 사용하기 위해 1,2층은 북측 일조권 제한선까지 확장하여 기단부를 이루고, 3,4층은 축소되어 적층됩니다. 평면의 효율을 위해 중앙코어로 계획하고, 접근성이 좋은 1층에 지역주민과 방문객을 위한 문화휴게공간을, 2,3층에 메인 기능인 사무공간을, 4층에 편의·관리공간을 배치하였습니다.
사무실은 부서 간 원할한 소통을 위해 통합형 사무실로 계획하고, 추후 증원을 고려해 별도의 예비 사무실을 확보하였습니다. 이용의 편의를 위해 연계 이용 빈도가 높은 재난상황실, 통신실, 소회의실, 탕비실, 휴게실을 사무실과 동일층에 계획했습니다. 전망이 좋은 4층에 식당과 체력단련실을 배치하고, 외부 데크와 폴딩도어를 계획해 쾌적하고 유연한 공간을 구현하고자 했습니다.
외형은 플랫폼 역할을 하는 1층이 기단부를 이루고, 주 기능과 부속 기능의 구분이 외부 형태에서도 드러나도록 디자인했습니다. 구조 모듈에 따른 규칙적인 창호를 적용해 업무시설의 구축 논리를 드러내고, 남측 목련로의 속도감을 반영하는 사선 요소를 건물 외관에 적용하였습니다. 도심 내 국립공원시설이라는 속성과 내구성을 고려하여 석재와 와이드 벽돌을 주 외장재로 택하였고, 경쾌한 이미지를 위해 밝은 톤의 석재를 적용했습니다.

K Headquarter
The OO headquarters building is the regional headquarters of the OO Corporation, which is established to oversee the central office and to be in charge of regional unit projects. Considering the identity as an intermediary between the headquarters and individual offices as a regional base and the context of being located on the planned site in the city center, it was deemed appropriate for the facility to take the form of a function-oriented urban business facility.
The building is located on the southwest side of the building where the view is open, and in order to use the land as efficiently as possible within the limit of the North Korean solar zone, the first and second floors extend to the North Korean solar zone to form a base, and the third and fourth floors are reduced and stacked. For the efficiency of the floor plan, the central core is planned, the cultural rest space for local residents and visitors is arranged on the first floor with good accessibility, the main function office space on the second and third floors, and the convenience and management space on the fourth floor.
The office was planned as an integrated office for smooth communication between departments, and a separate spare office was secured in consideration of future increases. For convenience of use, the disaster situation room, communication room, small meeting room, pantry, and lounge, which are frequently used in conjunction, were planned on the same floor as the office. We wanted to implement a pleasant and flexible space by arranging a restaurant and fitness room on the fourth floor with a good view, and planning an outer deck and folding door.
The first floor, which serves as a platform, forms the base and is designed to reveal the distinction between the main and accessory functions in the external form. Regular windows according to the structural module were applied to reveal the logic of building business facilities, and diagonal elements that reflect the speed of the southern magnolia road were applied to the exterior of the building. In consideration of the nature and durability of the city's national park facilities, stone and wide bricks were chosen as the main exterior materials, and light-toned stone was applied for a cheerful image.
